Bathroom Renovations Don't Have To Be ... - OH Real Estate Agent

baumbeforeandafter Bathroom Renovations Dont Have To Be Expensive
We hear it time and again, kitchens and bathrooms are the prime targets for renovations. But many people dread the cost of updating these rooms. You don?t always have to spend a lot of money to make a big difference. The before and after shots above belong to Jorja Baumgarten of The Robinson Team in Prosper, Texas who updated her bathroom for around $200. She explains how she did it:

A few weeks ago I told my story about how we did a small kitchen renovation for under $1000. We made a similar move in our bathroom to make it look like a different room than it was when we bought it. We?ve all seen the DIY shows (or is it just us that have the DIY network on in our home 24/7?) where they put a flat screen in front of the toilet, and multi-color LED lights in the shower right above the 12 multi directional shower heads (if you?re dirty enough to need 12 shower heads you may have other problems). But that?s not a reality for many of us on a budget. So, here are some things we did to brighten up our dingy bathroom.

- Paint ? A coat of fresh paint can make any room a brand new space. Since bathrooms are often small, enclosed spaces, be sure not to go for too dark of a color, as it can make the room look smaller. Wallpaper can be done if chosen carefully, but it typically goes out of style more quickly and is harder to change.

-Tub/Tile Resurfacing - The tub in the bathroom that services our main living space had stains, dents and dings that had begun to rust. Not a pretty sight! After being shocked by how much a standard new tub costs, we found a resurfacing kit at the home improvement store for about $40. It is an enamel paint that can either be brushed or sprayed onto the tub. After applying two coats, it really did look like a brand new tub. These kits can also be used on ugly (think lime green) tile. Be prepared though, the paint has a very strong smell and we ended up leaving the house for the night to escape!

-Mixture of Fixtures - Replacing fixtures such as faucets, towel racks, and toilet paper holders is a must. Mix and match fixtures of the same finish rather than buying an entire ?set? to give your bathroom more character. We usually avoid high prices by going to the store to pick fixtures we like, and then look up the model number online (EBAY!) and buy it for half the price.

- I?ve been Framed! - Ok, lame joke, but after about a year of asking (otherwise known as nagging) my husband, he got some simple molding from the door and trim section at the hardware store, painted it, and adhered it to the bathroom mirror with construction adhesive to make it look like a custom piece. It cost less than $15 and took half an hour and easily made the biggest difference in the room. My husband didn?t know why we didn?t do it earlier. We still haven?t been able to replace the light fixture or do anything to the cabinets, though those were both part of the plan. So for under $200 we went from before to after!
